Q: What is an EPC?
A: An EPC (Energy Performance Certificate) is a report on the energy performance of a property. It is produced in accordance with the requirements of the European Union directive 2002/91/EC. A report is produced which includes an Energy Efficiency Rating, similar to that found on domestic appliances Measuring the overall efficiency of a home on a A to G scale the report also indicates the potential rating should low cost measures be undertaken.
Q: Do I Need an Energy Performance Certificate?
A: Yes - from the 1st August 2007.

Q: How Long is an EPC Valid?
A: 12 months - You can market your home immediately with a valid EPC.
Q: Why do we need Energy Performance certificates?
A: Almost half of the UK's carbon dioxide emissions come from the energy we use every day - at home and when we travel. These carbon dioxide emissions contribute to climate change and even small improvements to the energy efficiency of our homes could result in a significant reduction in these emissions.

Q: Do buyers care how energy efficient my home is?
A: Yes, research shows that buyers are willing to pay up to £10,000 more for an environmentally friendly house - and that 70% consider energy efficiency to be important when buying a home.

Q: Do Houses with Less Than 4-Bedrooms Require an EPC?
A: No... not yet.

The Govt plans to phase-in the requirement however, when it believes there are sufficient numbers of Domestic Energy Assessors available (qualified and accredited). There is no formal timescale, though it is likely towards the end of 2007.
